Job Title: Manager (Property Management And Investment)
Job Location: Malaysia
Salary: MYR 6,000 - 7,500

Details Of Jobs:

  •     Property Management
  •           Supervision of assets that are managed by lessee/tenant under the Lease Agreement (designated property/properties will be assigned).
  •           Monitoring of facility/property manager firm if any.
  •           Conduct meetings with lessee/tenant and facility/property manager firm to ensure that the property/properties being managed in accordance with the lease Agreement.
  •           To review policies, management procedures and discussing problems or concerns related to properties.
  •           Regular site inspection of all the designated property/properties under supervision.
  •           To documented all site inspection for reporting purpose.
  •           Prepare memo for management approvals.
  •           Monitor car park operator and collections of designated property/properties.
  •           Supervise and continuously Property Executive/subordinate.
  •           Manage and supervise any asset enhancement works at designated property/properties.
  •           Evaluate performance of facility/property manager firm, service and maintenance contractors appointed at designated property/properties.
  •           Supervision of repair work carried out.
  •           To assist leasing and marketing on Tenancy Agreement.
  •           To attend to any complaints received from lessee/tenant.
  •     Acquisition & Investment
  •           To assist on property proposals for acquisition.
  •           To assist in conducting research on property market.
  •           To assist in due diligence exercise for the purpose of acquisition.
  •           To coordinate in handing over process of newly acquired properties with consultants and vendors.
  •     Financial Management
  •           Prepare designated property/properties’ annual budget.
  •           Verify bills/invoices for property expenses and utilities.
  •           Monitoring of payment to external facility/property managers, consultants and contractors.
  •           Initiate legal action on rental arrears by lessee/tenant.
  •     Insurance Management
  •           Propose insurance policies for designated property/properties.
  •           Ensure insurance coverage is current and adequate.
  •           To coordinate and handle submission of insurance claims for designated property/properties to insurance brokers/insurer.
  •     Ad-hoc responsibilities
  •           Undertake any ad-hoc responsibilities assigned by the senior management.



Qualification

  •     Minimum 2 years’ experience in similar position or 7 years if in executive position.
  •     Qualification: Degree / Diploma in Valuation/Estate Management/Property Management/Facility Management/Building Surveying/Building Engineering.
